Financial Considerations - It is important to establish market-acceptable rates for the opening rent schedule and prepare a pro-forma that comprehensively applies realistically expected operating costs (based on local wage rates and the amenities to be furnished) so as to determine the Net Operating Income before debt service. In other words, does the project make financial sense? The lender wants to know if there is sufficient available money to pay the debt service. What will be the operating cash flow at full occupancy? What is the expected fill up (absorption rate)? How much cash reserve will you need before the facility begins to pay its own way? All critical questions! Marketing

Selling the Product - Marketing these days often becomes a fine art. Public taste and perception can be very discriminating and sometimes fickle. When should marketing a facility begin? What is the most effective source of prospects for an assisted living facility? What to do about community relations? How about a system to develop, track, and follow-up on leads? If your personnel really don't understand the seniors market, you may find you have slow absorption. Is your absorption rate stalled?
